5 Tips to Consider When Listing Your Home

Have you ever wondered how to navigate the selling and listing process when it's time to sell your home in Park Hill? Here are a few tips that will set you up for a successful experience.

 

  1. Pre-Inspection: Consider getting your home pre-inspected by a qualified home inspector. When you go under contract with the new buyer, we'll see value in your home because they know that you've taken care of the small inspection items that might come up. Another benefit of investing in a home pre-inspection is that you'll be able to price the property correctly based on some of the issues that you might not have known about. It's always best to negotiate the terms and price with a new buyer when everybody's on the same page when it comes to condition.  


  2. Sewer: Consider having your sewer line inspected and videoed by a qualified sewer line inspector. This inspection should be done by a contractor that only does sewer line inspections, not repairs. You want an impartial inspection. In Park Hill, it's not unusual to never have inspected your sewer line. However, even though you've never had an issue with your sewer line, a new buyer will want to have it inspected. For the seller, the advantage of doing your own sewer inspection is that we can control who fixes the problem and it's much less expensive to address the issue up front. 


  3. HVAC: Consider having your furnace, AC, or boiler system inspected by a professional prior to listing. Similar to your sewer line, we want to avoid any unexpected surprises, and this will show more value in how you take care of your property.  


  4. Roof: Consider getting your roof checked by a roofing contractor. It might have been only a few years since you've replaced your roof, but in Colorado, severe weather can easily damage a new roof. These inspections are typically free, and a report can be generated as to the condition and any expected or recommended repairs. 


  5. Radon: In Park Hill, radon can be an issue. Have your property tested for radon even if you have a radon mitigation system. Sometimes, the dangerous gases can change and shift under your slab causing higher radon levels. Again, we want to make sure that there are no surprises and are in control of the costs associated with higher radon levels. Many times, the cost to mitigate radon can vary, but if you work with a real estate professional, they can give you acceptable ranges of cost.
