Park Hill Denver Real Estate Market Report — Fall 2026

What Buyers and Sellers Should Know About the Park Hill Market

Park Hill continues to be one of Denver's most distinctive residential real estate markets.

The neighborhood's combination of location, mature streets, architectural character and wide range of housing makes looking at a single statistic—such as median sales price—particularly inadequate when determining the value of an individual Park Hill property.

As we enter fall 2026, the numbers nevertheless give us some useful clues about the direction of the market.

Park Hill Market Snapshot

For the three months ending August 2026, publicly reported market data showed:

Median sale price: approximately $677,000

Year-over-year price change: +9.6%

Median days on market: 14 days

Homes sold during August: 87

Sale-to-list price: approximately 98.6%

Those numbers indicate a market in which attractive, properly positioned properties can still generate significant buyer interest.

They do not, however, mean that every Park Hill home has appreciated by the same percentage—or that every home will sell quickly.

That's an important distinction.

There Isn't Just One Park Hill Market

One of the mistakes I see homeowners make is applying a neighborhood-wide statistic directly to their property.

Park Hill doesn't work that way.

A remodeled Tudor, an original-condition bungalow, a large Denver Square and a mid-century home may all sit within the same general market but attract very different buyers and sell at very different price points.

Within Park Hill, I pay particular attention to:

  • Architectural style

  • Individual block and location

  • Above-grade square footage

  • Basement quality

  • Kitchen and bathroom renovations

  • Lot size and usability

  • Garage and parking

  • Outdoor living areas

  • Major system upgrades

  • Overall condition

  • Competing inventory

Those differences become especially important at higher price points.

What I'm Watching This Fall

One number that deserves attention is the relationship between market time and price.

Homes in Park Hill have recently been selling substantially faster than they were a year ago, but that doesn't mean buyers are indiscriminate.

Today's buyers have access to enormous amounts of information before they ever walk through the front door.

They recognize a property that appears overpriced.

They also recognize a home that has been thoughtfully prepared and positioned.

That's why the first two weeks on the market remain so important.

I don't believe sellers should interpret improving neighborhood statistics as permission to simply add a premium to last year's estimated value.

The better strategy is to understand where the individual property fits within today's available inventory.

A beautifully renovated home with a strong floor plan, attractive outdoor space and desirable location may compete extremely well.

A property requiring substantial updating may need a very different pricing strategy.

The market rewards differentiation.

My objective when pricing a Park Hill home is therefore not to find the highest nearby sale.

It's to identify the homes today's buyers are most likely to compare with the property and determine how we can position it effectively against those alternatives.

What Does This Mean for Park Hill Sellers?

If you're considering selling during the next six to twelve months, I'd begin the process before you're ready to list.

That doesn't mean immediately renovating the house.

It means evaluating it.

We can identify potential buyer objections, discuss preparation, examine recent sales and determine which improvements—if any—make financial sense.

That allows us to make those decisions strategically instead of under pressure immediately before going on the market.

What Does This Mean for Buyers?

Park Hill's diverse housing stock makes comparison particularly important for buyers as well.

Look beyond price per square foot.

Consider the condition of major systems, quality of renovations, basement, garage, lot, architecture and location.

Two similarly sized homes can represent very different long-term value.

What Is Your Park Hill Home Worth?

Neighborhood statistics tell us what the market is doing.

They don't tell us exactly what your house is worth.

For that, I prefer an individual property analysis using recent sales, current competition, pending properties and the specific characteristics of the home.
